Istanbul Real Estate Frequently Asked Questions
Clear answers about property sales, rentals, valuation, commercial real estate and investment in Istanbul.
Answers before your property decision
- How is the asking price of my property determined? — Location, net usable area, building age, floor, aspect, physical condition and genuinely comparable current properties are reviewed together. An advertised price alone is not treated as market value.
- How long does a property sale take? — Timing depends on market-aligned pricing, property quality, demand and document readiness. A realistic marketing and transaction schedule is shared after the initial review.
- What is reviewed when qualifying a tenant? — Move-in timing, intended use, household or team structure, payment plan and alignment with the property terms are considered. Discriminatory criteria are not used.
- How are the deposit and fixtures documented? — Deposit terms are written clearly in the contract; keys, meters, furniture and appliances are recorded in a photographed handover report.
- What are the key checks for commercial property? — Title status, licensing and permitted use, frontage, pedestrian and vehicle access, electrical capacity, ventilation, fire requirements and total conversion cost should be reviewed.
- How is rental yield calculated? — Headline annual rent is not enough. Vacancy, dues, maintenance, tax, management and acquisition costs should be deducted to assess net yield.
